Abstract
Analisis kelayakan usaha adalah sebuah analisis kelayakan tentang dapat tidaknya suatu proyek dilaksanakan. Penulis akan menganalisis kelayakan usaha layanan kesehatan berupa apotek yang akan berdiri di kecamatan Bojongloa Kaler, kota Bandung. Kelayakan usaha apotek ini dianalisis dari dua aspek luas yaitu aspek non finansial dan aspek finansial. Penelitian analisis kelayakan usaha ini menggunakan metode analisis deskriptif dari sisi aspek pasar, produk, organisasi, serta finansial. Peneliti membandingkan dua skenario usaha apotek dimana skenario 1 investor membeli sebuah bangunan di awal investasi dan membuat bangunan tersebut menjadi apotek atau skenario 2 investor tidak mengeluarkan uang untuk investasi asset tetapi menyewa sebuah bangunan. Dari hasil analisis investasi keuangan pada skenario membeli asset, nilai NPV nya sebesar Rp 3.127.710.378,00 pada tahun kelima, nilai IRR sebesar 6,56, dengan nilai profitability index sebesar 3,83, dan payback period 5 tahun 2 bulan. Sedangkan hasil analisis investasi keuangan skenario menyewa bangunan memiliki nilai NPV positif sebesar Rp 947.420.050,00, nilai IRR lebih tinggi dari tingkat suku bunga deposito yaitu sebesar 111,42%, dengan profitability index sebesar 5,306 dan payback period selama 11 bulan.dengan profitability index sebesar 5,306 dan payback period selama 11 bulan. --- Feasibility analysis is an analysis of whether or not a project can be implemented. The author will analyze the feasibility of a health service business in the form of a pharmacy that will be established in the district of Bojongloa Kaler, Bandung city. The feasibility of this pharmacy business is analyzed from two broad aspects, nonfinancial aspects and financial aspects. This business feasibility analysis research uses descriptive analysis methods in terms of market, product, organizational, and financial aspects. The researcher compares two pharmacy business scenarios where scenario 1 investor buys a building at the beginning of the investment and makes the building into a pharmacy or scenario 2 investors do not spend money on asset investment but rents a building. From the analysis of financial investment in the scenario of buying assets, the NPV value is IDR 3.127.710,378.00 in the fifth year, the IRR value is 6.56, with a profitability index value of 3.83, and a payback period of 5 years and 2 months. While the results of the financial investment analysis in the scenario of renting a building have a positive NPV value of IDR 947.420.050.00, the IRR value is higher than the deposit interest rate of 111.42%, with a profitability index of 5.306 and a payback period of 11 months.
